Overview
We are seeking a highly motivated and entrepreneurial Market Officer / Development Partner to lead and grow our industrial investment and development platform in Phoenix, Las Vegas or Denver. This individual will be responsible for sourcing, executing, and overseeing industrial development and investment opportunities.
Key Responsibilities
Market Strategy & Deal Sourcing
- Develop and execute market strategy for industrial acquisitions and developments in the region.
- Identify land sites and existing assets suitable for development, repositioning, or value-add investments.
- Build and maintain strong relationships with brokers, landowners, municipalities, and prospective tenants.
- Track market fundamentals including leasing trends, supply pipeline, and tenant demand.
Acquisitions & Development Execution
- Lead underwriting and financial analysis for new opportunities with support from the firm’s acquisitions and finance teams.
- Oversee entitlement, zoning, and permitting processes with coordination and execution support from in-house and third-party consultants.
- Negotiate purchase and sale agreements, joint ventures, and lease transactions.
- Manage project capitalization, including debt and equity sourcing in coordination with the capital markets team.
Project & Portfolio Management
- Direct third-party consultants, architects, engineers, and contractors throughout design and construction.
- Manage project budgets, schedules, and deliverables with support from the internal development and construction management teams.
- Oversee portfolio performance, capital planning, and business plans in partnership with the firm’s asset management team.
- Ensure reporting, investor updates, and compliance items are produced accurately and on time with assistance from centralized asset management resources.
- Provide senior leadership with insights and recommendations on performance, leasing strategy, and market positioning.
Leadership & Growth
- Act as the firm’s representative in the local market and industry organizations.
- Mentor junior team members and leverage centralized resources to execute business plans efficiently.
- Contribute to the firm’s broader strategic initiatives, leveraging knowledge of capital markets, tenant requirements, and development best practices.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Business, Engineering, or related field (MBA or Master’s in Real Estate preferred).
- 8–20 years of experience in industrial real estate development, acquisitions, or investment.
- Proven track record of sourcing and executing industrial land/development deals.
- Strong network of relationships with brokers, tenants, landowners, and capital partners in the region.
- Financial acumen and advanced skills in underwriting, Argus, and Excel modeling.
- Experience directing entitlements, permitting, design, and construction with support from consultant teams.
- Demonstrated success in portfolio oversight and asset performance, working alongside dedicated asset management staff.
- Excellent negotiation, communication, and relationship management skills.
- Entrepreneurial mindset with ability to work independently while leveraging broader team support.
